Overall Feel of the Home

I like the overall decoration of the following homes in Beverly Hills and Bel Air.

I MIGHT LIKE:
* Lots of natural sun light. Clean and crisp. Like luxury or quality look. Want relaxing feel
* Style: Might be transitional, traditional, Hollywood or French regency style. Not 100% sure. However, we want something timeless.
* Feel: Want very relaxing/calm bedroom & family room. Want luxury living room and entry way.  Want indoor outdoor living area from breakfast nook to outdoor.  Want safe playing environment for kids throughout the house.
* Color: Neutral color with a hint of Tiffany blue, light yellow or gold.
* Constraints: Family room and breakfast areas need to be stain resistance. Overall furniture should not have sharp corners. No glass top. Fabric or leather table ottomans are preferred. No tufted construction for ottomans - food gets stuck. All sofas should have stain guard.  The family sofa should be one cushion (rather than multiple cushions). I am open for suggestions for anything safe for my child.
* Kid friendly. Dog friendly. Party friendly.  Stain resistance.  Allergy friendly.
* Feng-shui: Need to run by feng shui consultant when we finalize the floor plan.  We probably need to know where mirrors go.
* Need to think about the entertaining party flow of the layout for adults and kids.

BY ROOM:
* Breakfast nook: Need to change out lighting fixture.  Make this an indoor/outdoor area.  Need to make sure that this area is kid friendly.  Might not need window treatment.  Maybe a table (84 inches) that sits 6.  Someone recommended microfiber? or faux leather.  Will faux leather be too hot in the summer and too cold in the winter time?

* Dining room: Long rectangle table for the formal dining room. Ideally it can seat 8-10 people or even more (with leaf extension). Need buffet table or server table. A nice painting. Maybe put a mirror facing the window.  Need window treatment for the street facing window.  Need to decide the window treatment for the yard facing window treatment.  Need to clean the stain on the floor.  The tough one is the ceiling fixture/chandelier.  Need to think about the dining room chairs given the ceiling height.  Will hire a faux painting artist to fix a few spots.

* Family room: Need some creative idea for the alcove - maybe a daybed or a bankad chair as long as it is not too pricey.  I can use that alcove as my laptop station or my child's play area with her friends.  Kids love an enclosed area.   Don't know what to do with the wall color.  Ok without curtain.  But don't want the room to look unfinished.  Maybe just cover the top.  I don't want window treatment to block the sun light.  Need an area rug?  Will a swivel chair work?  I need something to watch TV and work.  How do I enjoy the view, watch TV, work on my laptop and watch my kid at the same time?  Need an entertainment center or a console below TV.

* Guest powder room:  Need a mirror above the sink.  Need to update the drain and maybe the faucets.  Need a new Toto toilet. Need to get the toilet holder soon.  The wall scones are too shiny.  Need some paintings.  Need to clean the fabric wall, particular some spot.

* Entry way: Need to be grand. We could put a entry table or a seating area in the front entry way.  Also, we could have a settee or two chairs (with table) in the entry hall way.  We can potentially just put a painting in the entry hallway.  It might open up the hallway space even more.  Another alternative is to put an console there with 2 chairs next to it.  We also need a mirror or an art work in the alcove area.  There is a slight crack in the crown molding and base molding..  Need to touch up.   Later down the road, we should explore adding two paintings close to the ceiling - no rush.  Need to repaint the front door right away.  Mable floor needs some polishing.  The glass ceiling has a couple bugs which needed to be cleaned out if the workers happen to be up there.

* Stairs: I am debating the stair carpet.  People either love it or hate it.  However, I don't know what pattern will work.  It could be a potential phase 2 project.

* Living room: Make room for a grand piano. This room won't be used often. Might keep the current carpet.  Let's not worry about the hardwood floor.  Need to change window treatment.  We might be able to save the casing.  We could move two of those giant plants to those two alcoves.  I need more ideas on how to fill those 2 alcoves (e.g., plants, planter/pedestal, giant vase).  The fire place screens look a bit dirty.  Is there a better place for grand piano.

* Kitchen:  3 tiles have some minor cracks.  Need to change out two dish washers to a better brand (e.g., Bosh).  We should re-surface to a lighter color cabinet.  Need to change both faucets in the kitchen.  Might want to remove wood panel from the sub-zero.   We should change the knob hardware to match with our stainless steel sub-zero.  We want filtered hot water dispenser.  Need an outlet in the kitchen island.  Might need to change out garage disposal.   The microwave is too high for me, but I could leave it alone for now.

* Library: Leave it alone for now.  We might need to clean and tighten that fabric wall paper.  Need to clean that wool carpet.  Cover the hooks with paintings.  Don't put too many little knick knacks.  Might want to change the knobs to more up to date styles, but no rush.  I don't want to furnish this room yet.  This could be a dance floor for my daughter. 

* Bar:  The wine refrigerator is broken.  We either fix it or get a beverage center.  Might convert this to a wine cellar later down the road.  I am not too crazy about the glass shelf, but for now, I am ok to leave it alone.

* Playroom downstairs: Need to think about how it works when we have parties and play dates. This room probably needs a queen-size sleeper sofa for guests. Want a wow piece.  We might have to put more of Lita's pieces down here so that I can watch her while she plays with her friends and cousins.   We need lots of organizational tools to keep her room manageable.  

* Master room: Want a upholstered headboard, a chaise, & a desk. Might keep the current carpet. Might need to repaint the wall. Is it too white now?  Might keep the window treatment, but trim and clean the drapery.  Not sure about the window rods - maybe paint it white or change the finials.  Might be interesting to put a mirror above the fire place to reflect the beautiful view of the master room.  Not sure what the gap above the molding is.  Need to change the small lamp shades around women's vanity and men's vanity.  Need a chandelier in the women's bathroom.  Need TV wiring before we start painting.  Might need feng-shui consultant's review before putting all pieces in place.

* Purple bedroom (Kid bed room upstairs): Bed should allow sleep over.  Take existing furniture for now. Just need help rearranging. Need new carpet.  Need to remove that doily shower curtain.  Need to add floor threshold from the hallway to the bed rooms if the price is reasonable.

* Pink bedroom (Kid playroom upstairs): Need new carpet and repaint base molding & ceiling. Child might not like pink in a few years, thus, it might be easier to keep the carpet neutral.    Need to change the bathroom flush mount lighting to a chandelier.  The current flush-mount looks cheap.  We will take our current living room sofa for this room.

* Office upstairs: It will be an office and guest room. Need new carpet and repaint the wall. Might take our current office furniture in the interim.  We will take our current guest bed and get a fabric headboard.

* Outdoor: Need lots of help!  We want a outdoor living area.  Maybe a play house for my kid.  Need to figure out where my dog hangs out.

* Front door:  Need to repaint.  Need to get those 2 plants more greenery.  Need a new estate address plaque.  There is a slight crack by the front window.

GENERAL NOTES:
* Very organized. Like to keep little things in the cabinets.
* A couple antique pieces will be nice.
